Overview of the role:

To support the cost management and financial administration of construction projects within the real estate development company, ensuring that projects are completed within budgetary constraints and in compliance with contractual obligations, industry standards, and company policies. The Junior Quantity Surveyor plays a crucial role in assisting senior team members in cost estimation, budget management, procurement, contract administration, and risk management activities, contributing to the successful delivery of construction projects and the overall growth and profitability of the company.

 

What you will do:

Responsible for:

Assist in Cost Estimation

  • Collaborate with senior quantity surveyors to estimate the costs of materials, labour, and equipment required for construction projects.
  • Assist in analysing project specifications and drawings to determine the quantities of materials needed.
  • Research and gather data on prices of materials and services to support cost estimation.

 

Budget Management

  • Support in creating and managing budgets for construction projects, ensuring that costs are kept within budgetary constraints.
  • Assist in tracking project expenditure against budget allocations and identifying areas of overspending or cost-saving opportunities.

 

Measurement and Valuation

  • Assist in measuring and valuing construction work completed on-site, following standard measurement practices and methodologies.
  • Support in preparing interim valuations and progress payments to contractors in accordance with contractual agreements.
  • Verify the accuracy of measurements and valuations by conducting site visits and inspections as required.

 

Documentation

  • Maintain accurate records of project costs, variations, and payments using project management software or spreadsheets.
  • Assist in preparing and processing invoices, payment certificates, and other financial documentation.
  • Ensure that all documentation complies with company procedures and contractual requirements.

 

Cost Reporting

  • Prepare regular cost reports and financial forecasts to monitor project expenditure and forecast future costs.
  • Analyse cost variances and deviations from budget to identify potential issues or risks.
  • Present cost reports to project stakeholders and provide recommendations for corrective actions if necessary.

 

Contract Administration

  • Assist in administering construction contracts, including reviewing contract documents, and ensuring compliance with contractual obligations.
  • Support in assessing claims, variations, and final accounts submitted by contractors.
  • Maintain a thorough understanding of contract terms and conditions to resolve disputes and avoid potential liabilities.

 

Compliance

  • Ensure compliance with relevant legislation, regulations, and company policies governing construction projects.
  • Maintain up-to-date knowledge of industry standards and best practices related to quantity surveying and cost management.
  • Provide guidance and support to project teams on compliance-related matters as needed.

 

Support to Senior Team Members

  • Provide support to senior quantity surveyors or project managers by undertaking tasks delegated to them.
  • Collaborate with other members of the project team to contribute to the successful delivery of construction projects.
  • Seek guidance and mentorship from experienced colleagues to enhance professional development and performance.

Required skills to be successful:

Computer Knowledge:

  • Proficient in MS office (MS Excel / Word / Powerpoint) and Knowledge of SAP and Primavera, Expedition preferable. Knowledge of proprietary measurement software a bonus but not absolutely necessary.

Minimum Qualifications and Knowledge:

  • Working towards professional qualification (MRICS, MCIOB),
  • Bachelor’s Degree in Quantity Surveying or equivalent.
  • Knowledge of Procurement Process

 

Minimum Experience:

  • 0 to 2 years experience in Quantity Surveying or Procurement role (Contractors, Clients, Consultants) in real estate development or construction sectors.
