Overview of the role
Support the Financial Planning & Analysis function for Cairo Festival City Mall by providing financial analysis, reporting and insights that support management decision-making. The role supports the full planning and analysis cycle, including budgeting, forecasting, monthly reporting, variance analysis and performance monitoring across mall revenues, occupancy, leasing and operating costs. Working closely with Leasing, Marketing, Operations, Development, Treasury and Finance teams, the position helps ensure accurate financial information, effective business partnering and commercially focused decision support.
What you will do
- Support the monthly financial close for the Mall business, including review of accruals and accounting entries such as service charges, utilities, marketing and maintenance costs, and support balance sheet reconciliations.
- Prepare monthly management reporting packs and performance dashboards to support Cairo Festival City Mall business reviews.
- Analyze Mall P&L, Balance Sheet and Cash Flow performance against budget, forecast and prior year, highlighting key drivers, risks, opportunities and recommended actions.
- Support the preparation of the annual budget, quarterly forecasts and 5-Year business plan, covering leasing and rental income, service charges, OPEX and CAPEX.
- Develop and maintain financial models for budgeting, rolling forecasts and scenario analysis using updated leasing, occupancy and operational assumptions.
- Prepare Mall cash flow forecasts and monitor cash position in coordination with Treasury to identify funding requirements and surplus cash.
- Monitor OPEX and CAPEX performance against approved budgets and support the financial review of related purchase requests and tenders for budget alignment.
- Support monthly performance reviews, variance reporting, financial insights and improvement initiatives to help guide the financial direction of the Mall business.
- Prepare reports and schedules required by local, regional and Group Finance teams, ensuring business decisions are supported by accurate financial data.
- Act as a key link between Leasing, Marketing, Operations and Development teams and Local Finance, Shared Services Finance, Treasury, Regional Finance and Group Finance.
- Review lease agreements and analyze leasing performance, including tenant sales, occupancy cost ratios, occupancy levels, footfall, turnover rent, tenant incentives and collection performance.
- Provide financial evaluations for new Mall initiatives, projects, asset repositioning plans and investment decisions.
- Support internal and external audit requests and finance-related inquiries.
- Support finance improvement initiatives, including reporting automation, dashboards, KPIs and enhancements to planning and reporting systems such as SAP, SAC, Yardi and Power BI.
Required Skills to be successful
- 3+ years of experience in FP&A, Financial Analysis or Accounting, including a minimum of 1–2 years of experience within Real Estate.
- Experience in Retail Real Estate / Shopping Malls is highly preferred.
- Strong knowledge of management reporting, budgeting, forecasting, variance analysis and financial modelling.
- Strong understanding of shopping mall business drivers and KPIs, including tenant sales, occupancy cost ratio, occupancy, footfall, turnover rent and service charges.
- Knowledge of accounting standards and financial statement preparation, with strong understanding of EAS / IAS / IFRS.
- Strong analytical thinking, attention to detail and the ability to translate financial information into clear business insights.
- Strong stakeholder management and communication skills, with the ability to work effectively with finance and non-finance stakeholders.
- Knowledge of ERP financial software is required; SAP and Yardi experience is preferred. Advanced Excel and Power BI skills are preferred.
- Commercially oriented and process-driven, with the ability to manage multiple priorities, take ownership of deliverables and perform effectively under pressure.

- Bachelor’s degree in Finance, Accounting, Economics or Commerce.
- Professional certification such as CMA or FMVA is preferred.
- Knowledge of management reporting, automation and accounting systems.
- Understanding of Egypt real estate laws, guidelines and directives is desirable.
- Ability to approach problem-solving with simplicity and logic and communicate financial matters effectively to non-finance professionals.
- Ability to think holistically and understand the wider business impact of financial transactions and decisions.
