Overview Of The Role:
- The Associate Director of Property Management is responsible for governing and enhancing Community Services across all aspects including property and tenant management, administration, and communication with tenants and regulatory authorities. This role involves overseeing key document development like community rules and Tenant Guidelines, ensuring smooth tenant onboarding and moves. Success in this position involves achieving financial targets, maintaining high occupancy rates, and driving operational efficiency and resident satisfaction.
What You Will Do:
Property Management
- Oversee the management of RESICOM+ properties within CFC to achieve and maintain target EBITDA margins for residential and business district properties.
- Fully responsible for the P&L of the City, including budgeting, forecasting, and maintaining the EBITDA owner role.
- Drive a long-term commercial strategy of revenue generation through innovative rate-card services and concepts.
- Manage office tenants and owners in the business district and Podium buildings to achieve high occupancy rates not less than 85%.
- Lead the overall set-up and management of Community Services department, establishing policies, procedures, guidelines, documentation, and processes.
- Ensure compliance with legal/statutory requirements, professional duties, responsibilities, and obligations.
Financial Management
- Take overall responsibility for financial management of Community Services, including budget management and implementation of a successful service charge model.
- Implement cost-saving measures to reduce operating expenses by 5 to 8%.
- Operational and management excellence to increase resident satisfaction by 15% through improved community programs and services.
Tenant Coordination
- Efficiently coordinate tenants' processes and ensure fit-out quality assurance to achieve contractual target operating dates.
- Implement a preventive maintenance program to reduce reactive maintenance costs and achieve high levels of tenant satisfaction related to property maintenance.
- Research and continuously evaluate Community Services against local and international market leaders to ensure best practices and occupancy growth.
Marketing and Community Engagement
- Coach and manage a full marketing calendar to keep communities activated, executing a Community Engagement/Internal Communications Plan.
- Lead initiatives in 2024 aimed at generating specific revenue and number engagement initiatives.

What Qualifies You For The Role:
- Bachelor’s Degree in a related field.
- 15 - 20 years of experience in property management or a related field.
- Certified Property Manager (CPM), Accredited Residential Manager (ARM), or other industry-relevant certifications.
- In-depth knowledge of budget management and operational cost efficiency.
